Build a Website

Hope you are well. Attached is a link of a quick mock up of something to give you an idea of what im looking for. Before the home page is arrived at there needs to be a landing page with an investor or deal finder button to click on. Then page 2 for final access requires you to login with facebook, google twitter etc. We then need to be able to keep this information to use for marketing purposes. Then you get to the homepage where we can have tabs. I havent done anything within the tabs yet but im sure its enough to get the ball rolling. The idea is similar to funding circle in the way it will work. Someone with a property deal will send us the deal via a series of boxes they have to fill out. Upload a jpeg of property, What's the current market value, what's the offer they have had accepted, is there scope for hmo or flip, essentially what the deal is. That info is then submitted to us to review, we then make a decision within 24 hours and its listed on the site and app for investors to search through. The investor search pane has to work something like rightmove where the investor can search a radius, an investment amount, and a type of property (for example, a conversion project, hmo, land and new build opportunity, flat or house) and Investors can submit offers for the whole amount only. My hoping is more than one or two people will bid on the deals, they will have a minimum requirement of 20% below mv to be on the site so there are some good returns to be had. Its free for anyone to make an offer but at the time of offering they then give the deal finder the opportunity to shortlist one, two or even three people to review for the deal. These shortlisted investors then pay a fee. Based on the size of deal we will create a shortlist fee. All potential investors shortlisted pay the fee, those who dont get shortlisted pay nothing. the fee is likely to be a relatively small amount, £20 - £40 Once shortlisted the investor should put his best foot forward, show how fast he can move etc. (investors need a small amount of competition to keep it exciting) To get a clearer idea of how this works have a look at the web site mybuilder.com. The other way the site will draw money is to charge the advertiser a fee once the offer is accepted and they have funds in place, our fee would be 1% of the loan amount.
