Optimize Website + Adwords Campaign

New website (Squarespace platform) has been up since first of this year, https://www.StMartinDevelopment.com. Using Semrush, there are several error messages the developer has not corrected, although site score is 93! Want to clear and remove remaining errors and development issues to maximize website functionality and keyword search. Limited keyword searches are relevant to site. Missing several high volume search terms, although in the grand scheme of things, these high relevance searches are under 500/month for: St Martin Land, Saint Martin Land, and a handful of other keyword phrases. Given the limited audience for what I am trying to sell, need to be on page 1 or 2, not buried on pages 4-6. Want to eliminate irrelevant searches: "apartments for rent," "house for sale," "st martin airport landing" etc. that show up on Semrush. Objective is to sell real property, a 27-acre spectacular oceanfront Caribbean development site. Property is suitable for a resort hotel, a smaller boutique hotel with a residential component of single family or condominiums for sale - either sole or fractional ownership. The real estate may also be desirable for a "friends and family" private residential estaate and compound of villas, owned and developed by/for a Billionaire Buyer (think Musk or Bezos). Thinking that a Google and Bing Adwords campaign may be the best method to capture these relevant key word phrase searches. Currently the site receives approx 500 hits/month. Not looking for a new website. Goal is to capture page 1 or 2 visibility for the keyword phrases a real estate developer and/or investor will search for. At this time, simply missing the search for relevant terms. With recession looming or already here, depending upon news article read, time is of the essence to sell this property!
