We need 3 different house layouts for the Australian market

We require 3 specific house plans in 2D Layout. We will require plan view and elevated view of the layouts. No 3D is required at this stage, as we would prefer the freelancer to focus on the layout designs. The Architect/Designer will be required to submit up to 3 different ideas for each of the layouts before the 2D layout will be fixed. Familiarity with popular layouts, and building materials in the Australian (Victoria) residential market will be a distinct requirement. The freelancer will be required to implement feedback from us or or a local Town planner that we will provide in the finalised 2D layout. We will provide existing 2D layout to get you started, and for your to understand our requirements, but be aware that we are looking for a completely fresh approach in each layout. General requirements for each of the 3 required layouts are:: 1) 2 level house, with both elevator and stair access. 2) Design suitable for people with limited mobility. 3) Local setbacks and constraints apply (check existing sample for minimum space required from fencline and frontage). 4) Integrated Garage, with covered entry close to stairs and Elevator. 5) Should also include alfresco/outdoor living space. 6) Compact block (by Australian standards). Design catering primarily to a specific age group- Generation B. 7) As the design is to cater to the older generation in Australia, facade design has to be appropriately qualified. We do not envisage acceptance of modern radical facades. We will submit detailed specific brief for each different layout, and existing sample to shortlisted applicants. Project deliverables are: 1) Upto 9 concept plans ( 3 concepts per layout), which will be finalised into 3 differenct layouts 2) PDF file for 2D plan including floor plans and elevations 3) Autocad file for 2D plan including floor plans and elevations Please note that all designs must be original, and all copyright to be transferred to us at the end of the project. Please submit proposals in a pdf file, including experience and expertise on projects relevant or similar to the Australian market. I realise that it is not possible to attach a pdf file on freelaner, but I am sure you will find a way.
