174721 estate agent / real estate cms

I require my own portal that i can customise to individual real estate (estate agent to us europeans) clients. The site can be php/joomla based (open realty perhaps?) but requires the following prereqs - 1. ability to apply templates to sell the site to multiple clients (this could be done as a manual training process or automated if you tell me how to create the template thru photoshop) 2. full cms so agents can post/edit/remove properties, news, site content etc. 3. database driven property management, clients cant change database structure. Std database to include - location (searchable & configurable by individual agent). Title (searchable & configurable by individual agent). Description (searchable & configurable by individual agent). bedrooms (searchable & configurable by individual agent). bathrooms (searchable & configurable by individual agent). property type ((searchable & configurable by individual agent). pool (tick box field searchable). price (numeric field). price category (numeric field, searchable & configuarable by individual agent eg agent can create there own bandings which are searchable eg 250k - 500k). plot size square metres (numeric field). build size square meters (numeric field). year built (numeric field). property main picture (appears in search results). property pictures (up to 10, shows one large pic, 9 thumbs, click on a thumb to make it the large pic). printer button to generate printer friendly page. ability to upload pdf of client generated property details. Designs/template in general to include a quick search option in the header with - price, location and property type button to appear on all pages. clients can create there own pages and populate them if they wish to add extra content. (i would like to be able to add a picture for each property type or price banding on the home page tho not sure how this can be controlled?). I have some smaller points but these can be discussed in further detail later. This project requires a fairly quick turnaround, please do not bid if you are to busy to turn this requirement round within 2 weeks of acceptance. Examples of your work will be required before acceptance, i have 2 clients interested in the above already so speed and quality are of the essence, it can use existing free tools such as joomla, opencms, to save time coding etc. Just to clarify some points as i think some people are missing the main point of this project and replying like i require one real estate website only, this is not the case. This is to provide me with a system, where i can with some customisation generate sites to sell to my existing real estate clients (about 15 of them currently). There is to be no requirement for buyers to log in to view property details, merely a contact page for them to register interest and the agents themselves can contact potential purchasers. The software used for the above is preferred to be joomla based, if that means it may be easier to train me in alterting a template and how to integrate into joomla this an option i would be willing to accept.
