  Hi Ricknoll,
  Every functionality which you have mentioned here are under my reach and easily implementable. A CMS based website adds unnecessary database to the website which makes it heavy and uncustomizable. Since they have designed the CMS based website it was easy for them to give you the functionality. I'll implement all of them after you award me to do so. And, I am sure I'll keep the budget in mind. In fact, there will come many more functionalities which has still not been implemented by them, and I am going to give you.

     i dont mind this but i do want to be able to capture peoples emails, send updates on when new property is listed, be able to conduct searches from multiple websites, have better site overall. it seems like a lot of work, but if you are up to the task and think you can do this, i am willing to give you a try, but it has to be as seemless as Finwaretech's video on youtube; same features, cart for properties they like, auto send for new listings feature, ability to upload pdfs for others to then integrate and download... and for the money mentioned, not extra.

  My design is not based on CMS, The CMS based website are very heavy and the modifications / new changes are difficult. It introduces lots of restrictions. My design can be customized.

  i like the layout. again, you are a top contender. i liked that one entrant has posted a live site i could upload properties on and is fully functional now for me to use. any ability to do this here? is this a live type something i can look at?
