Write 120 pages physical book on Property Investment.

Write 120 pages physical books on real estate investment, which has to be doubled up as e book for cost saving with some modification. It should cover all areas related to property investment. Please note that many pages will be taken up by sketches ,diagram, charts, illustrations, so that it look interesting. ## Deliverables **INTRODUCTION ABOUT ME:** i am a medical doctor, trainer and coach, doing general public seminar, need to publish a dozen books both published physical books which must be doubled up as e-book also. The book will be divided into some 10-15 chapters or more, each chapter has some 5 diagrams or sketches or photos or combination. The work must come complete with diagrams , sketches, photos,(easily some 50 in whole book) complete with cover design, fully edited, ready to print condition as is where it is. This must be in digital format Microsoft words file, ready to print version , without having to put in any further works.. The work must be original. The copy right will be fully owned by me. size of book is 9X6 inches,180 pages. Font size is standard size 11 or 12. Publishing will be done in Malaysia. So must deliver to me the completed work in digital and editable word file format. Target readers are general public, NOT professionals, or NOT highly educated peoples. So, lot of diagrams, photos, and sketches are mandatory. Failure to adhere to this will result work being rejected. However, you should include some , say 30%,advanced information for more highly educated readers. This is my first book on a series of book on property investment. Therefore, it will be more general and must cover all areas concerning property investment, such as why property, why not other options like business venture, FOREX, Share trading; legality aspect; appreciation potential; management problem; rental and leasing; maintenance; types of properties like residential, commercial, retail, vacant land, industrial. This book will be published as a physical books on hard cover. Secondly, it will also be marketed as e-book,but as 2 volume e-book. Therefore you need to submit to me: 1. 1. Title of the book can be ''No money Down Property Investment'', or ''Property Investment is the Ultimate Road to Financial Freedom'', or ''What the Rich is Investing in Property'', you will have to come up with a sexy and catchy title. Given here is a guild only based on the theme ''Real Estate Investment''. Published size of this book is 6x9 inches, 180 pages roughly. Target readers??"are the ordinary public with secondary school education. So book should be informative yet not overly technical. 30% of book material must be of deeper information, so that it can cover readers of university graduate, or for those more experienced investors, putting this in a smaller box, font size will be smaller. This way, it can give more substance and depth to the book. Failure to include adequate numbers of either or a mixture of sketches, diagrams, pictures, photos, table, or chart will not be accepted. I emphasis greatly on visual presentation on the information given, as my target readers are of ordinary lowly educated people, the purpose of visuals is to hold them interested to read the book. Typically, i will be looking at roughly at least 50 visual for a 180 pages book. Index and references: this should be included. Including several references will make my book more authentic and credible. Project book format should be saved as word file. Content; can be makeup of a mixture of tips, strategies, challenges, benefit. Case examples/studies. Report. Please include a 1-2 pages cover letter or report that introduces this book, that i can use as free give away article during promotion. The design of the book cover come together with this project. In the event you don't know how to do it, it is your duty to outsource it, but the design should look fresh, modern and trendy, matching to the theme of this book. My photo will be incorporated into the design whether on the front or the back. Please remember that the book should come in ready to print/publish condition, without any further amendment by me as a purchaser. This mean you will have it fully edited for this project. All work must be original. e book: although this book will be published as a physical book, i can also market it as e-book. Therefore knowledge of keywords is important for Search Engine Optimization, SEO. keywords: You have to come out with the list of about 180 keywords to be submitted to me for assessment before the start of project, with the supply and demand of the keywords. Typically, i want keywords demand more than 100, and IMPORTANTLY supply or competition, a mixture of less than 50 ( for 50% of total keywords used), less than 100 (40%) and less than 200 (10%).
