Custom Website

I am in need of programming, designing, and marketing a real estate website to sell memberships to receive access to the website to view foreclosed home listings and also receive foreclosed home listings update via an email alert/newsletter. The website will also have a way for lenders to login to the website to upload their current foreclosed home inventory for sale. Currently most large lenders have websites? listing their foreclosed homes for sale so I am looking for a way to input the listing feeds from their websites(with their? permission if neccesary)? Once a customer receives access to the website, they will be able to search through the listings of properties for sale. Each listing should give the client the ability to request more information about each property, however, should require each visitor to be preapproved prior to being able to request more information. I currently own [[login to view URL]][1] which has a secure online mortgage application complete with an electronic signature which allows us to legally pull credit on each application. I would like a similar functionality or if simpler, maybe just a link that forwards to the online application within my current site. I am thinking that a simple custom form would be sufficient which then gives a simple message stating that your application has been forwarded to processing and you will be contacted withing 24-72 hours upon pre-approval that also sends an email to the realtor or listing agent whom inputted the initial listing. I am also looking for each listing have its own url and coding and keywords? as ebay and craigslist have for the purposes of SEO.
